Our all-inclusive flat legal fees are based on a residential transaction for a vacant single-family property on the closing date of up to $1 million, provided we receive mortgage instructions (if applicable) at least five days before closing. The quoted fees assume there are no reasonably foreseeable complications. A rush fee of $350.00 + HST will apply if documents, instructions, or information are received less than five days before closing or if there are any changes within that period. The flat fee does not include HST or Land Transfer Tax or Municipal Land Transfer Tax (City of Toronto only), government document registration fees, fees charged by government, municipalities, or other concerned authorities, Teranet fees, the cost of a condominium status certificate, payment for letters from creditors’ lawyers regarding similar name executions and any title insurance premium, courier, stamps and other disbursements.
